Wembley Real Estate Market & Suburb Profile

Wembley Suburb Overview & Property Market

Wembley (postcode 6014) is an established suburb on Perth’s western fringe, just 7km from the CBD. It lies within the Town of Cambridge and is home to about 11,300 residents. Neighbouring Floreat, West Leederville and Subiaco, Wembley offers a relaxed, community feel – characterized by tree-lined streets, heritage homes and a mix of modern infill. Residents are often families and professionals drawn to Wembley’s village-like atmosphere, leafy parks and high-quality public amenities.

The suburb’s main shopping strip is on Cambridge Street, between Empire and Harborne Streets. Here you’ll find local shops, cafes and restaurants (some popular spots include Monsterella Pizza, Mummuc, Mello Coffee and the historic Wembley Hotel. Larger shopping needs are served by nearby centres: Floreat Forum (a major retail complex just north of Wembley) and The Boulevard Centre in Floreat to the east. Wembley is also blessed with green space: to the north lies Herdsman Lake Regional Park (with walking trails and wildlife) and to the south is scenic Lake Monger (just outside Wembley). Within Wembley you’ll find neighbourhood parks, sporting grounds and tree-filled reserves.

Key local amenities and lifestyle features include:

  • Shops & Dining: Cambridge St’s village hub plus Floreat Forum and Boulevard Centre (groceries, pharmacy, cafes and eateries). A blossoming café scene and the Wembley Food Court give residents plenty of dining options.

  • Recreation & Nature: Close to walking/biking trails around Herdsman Lake and Lake Monger. Local parks and sports ovals cater to families, dogs and fitness enthusiasts. The Quark Playground and Black Street Reserve are popular family spots.

  • Education: Zoned schools are highly regarded: Wembley Primary School and Lake Monger Primary serve younger children, while older students attend Bob Hawke College (opened 2020) or Shenton College. The suburb’s reputation for great schools keeps it in demand with families.

  • Transport: Multiple bus routes on Cambridge, Harborne and Selby Streets connect Wembley to Perth CBD and beyond. Peak-hour services run frequently. The nearby train stations at West Leederville and Subiaco (each ~5–10 min drive) offer easy rail links to the city and coastal suburbs. Quick access to Stirling Highway and the Graham Farmer Freeway makes car travel convenient too.

Overall, Wembley feels both peaceful and well-connected. Housing stock is diverse: you’ll find charming mid-century bungalows and Californian bungalows on generous lots, alongside newer brick homes and townhouse developments. Many streets retain an historic character, with big trees shading the roads. The market for detached homes tends to be owner-occupiers (families or downsizers), while apartment-style townhouses and units appeal to investors or those seeking low-maintenance living.

Wembley Real Estate Suburb Review

Wembley remains a premium Perth suburb, and its property market has been strong. As of early 2025 the median house price in Wembley is about $1.75 million. This represents roughly a 13% increase in the past year (to March 2025). (Space Real Estate reports an 18% growth to ~$1.72M by Dec 2024, underscoring how hot the market has been.) In contrast, median prices for units/apartments are around $380–390K, reflecting the suburb’s smaller townhouse and unit stock.

Key market data for 2025:

  • Houses: Median price ~$1.75M. Over the last year this has jumped double-digits, making Wembley one of the fastest-appreciating in Perth. Three- and four-bedroom homes now commonly sell in the ~$1.7–2.2M range.
  • Units/Apartments: Median price ~$389Kabout +18% YoY). These are typically 1–3 bedroom units or townhouses. Rental gross yields average around 6–7%, attracting investors.
  • Rental Market: Median rent for a 3+ bedroom house is roughly $1,050 per week, reflecting very strong demand. Units rent around $500/week. Vacancy rates in Wembley are very low, with rental properties in high demand.

Market Activity: Listing numbers are relatively low – only a few dozen homes of each type sell per quarter. Time-on-market is short: recently the average selling period was only 11–14 days. In short, well-priced Wembley homes sell quickly, often above the asking price.

Several factors drive demand. Wembley’s proximity to the city and quality schools makes it popular with owner-occupiers. Its cafes, village vibe and green spaces also attract younger couples and professionals. Meanwhile, rising unit values and healthy yields entice investors. REIWA notes Wembley “recorded the highest growth” in the western suburbs, and buyers flock – on average 98 enquiries per listing were recorded in 2024. This fierce buyer competition has kept Wembley firmly in sellers’ market territory through 2025.

Wembley Infrastructure and Developments

Wembley benefits from the Town of Cambridge’s ongoing planning and investment. Notable projects and proposals include:

  • Floreat Activity Centre Revitalisation: The precinct including Floreat Forum (just north of Wembley) is earmarked for mixed-use redevelopment. In late 2024 the Cambridge Council endorsed a Town-led Precinct Structure Plan (PSP) for the Floreat Forum area. This plan (now with WAPC) will guide future mid-rise apartments, shops, cafes and public spaces, while retaining the suburb’s leafy character. (A competing developer-led PSP was also submitted.) This means in coming years we may see new shops, apartments and improved public realm around Floreat Forum – a short walk from Wembley – to meet government density targets.
  • Cambridge Street Redevelopment: Independent of the PSP, a major private project is proposed on Wembley’s own Cambridge Street. In January 2025 plans were lodged for a $24 million, 7-storey apartment complex at 288–290 Cambridge Street (the heritage retail strip with Pizzeria da Leo and Bluebird Vintage).
  •  The scheme would deliver 35 luxury apartments and ground-floor shops, while retaining the Bluebird Vintage façade . If approved by the State development authority, this would significantly change the look and density of the heart of Wembley, bringing more residents and retail footfall.
  • Wembley Golf Course Masterplan: The Town of Cambridge is updating its long-term plan for the public Wembley Golf Course. Importantly, Council has confirmed no course land will be sold or developed in the near term, and has committed to “enhancing” the facility. The masterplanning process (consultation underway) is expected to bring improvements: for example, upgrades to the driving range and practice facilities, new planting and clubhouse refurbishments, etc. As the only high-quality public golf course in WA, making it even better will benefit Wembley homeowners (and maintain nearby green space).
  • Community Amenities: The wider Town of Cambridge is also investing locally. For example, Bold Park Aquatic Centre (in nearby City Beach) is undergoing renewal, the Quarry Amphitheatre (in Floreat) is being upgraded, and the Town launched a 2033 Strategic Plan (Cambridge at 30) emphasizing “healthy, active neighbourhoods” and environment-friendly projects. These initiatives, while not all within Wembley’s borders, improve infrastructure and lifestyle for Cambridge residents overall. Close to Wembley, the Boulevard Centre (Floreat shops) has been revitalised with modern shops and a community hub. In short, Wembley stands to benefit from major upgrades in retail, leisure and public spaces in Cambridge’s strategic plan.

Each of these developments – from the Floreat Forum precinct to the local apartment proposal – is set to boost Wembley’s liveability and property appeal. Buyers and investors watch these projects closely, as they will influence values and demand.
